The impact of regulation on the mortage market of the Czech republic

Abstract:

Bakalářská práce se věnuje dopadu regulace na hypoteční trh v České republice. Cílem je identifikovat navrhovaná opatření ze strany České národní banky a zjistit vliv této regulace na hypoteční trh. Na začátek se tato práce zabývá obecným vymezením hypotečního trhu a vývojem hypotečního trhu. Předmětem další kapitoly je popis faktorů působících na hypoteční úvěr, kde se zjišťuje závislost jednotlivých veličin na objemu poskytnutých hypoték. Pozornost je také věnována charakteristice realitního trhu a straně nabídky a poptávky, které je primárně ovlivňují. Další část popisuje regulaci a dohled hypotečního trhu se zaměřením na regulaci hypotečních úvěrů. Klíčová část provádí analýzu závislosti jednotlivých faktorů ovlivňující hypoteční trh pomocí korelační analýzy. Závěr práce shrnuje významností faktorů na vývoj hypotečního trhu.

Abstract:

This bachelor's thesis focuses on how regulation affects the mortgage market in the Czech republic. The goal of this thesis is to identify suggested measures made by the Czech central bank and to determine how the regulation affects the mortgage market. In the beginning this thesis focuses on a general delimitation of the mortgage market and its development. The objective of the next chapter is to describe individual factors that influence mortgage loans. After this the dependency of these factors is tested in relation to the volume of provided mortgage loans. This part also tends to the real estate market and its supply and demand, which are its primary motivators. The next part describes the mortgage market's regulation and supervision with the main focus of this thesis being the regulation of mortgage loans. The key part of this thesis is an analysis of the dependence of individual factors via a correlation analysis. The last part of this thesis aims to summarise the importance of factors in the development of the mortgage market.
