The Impact of Interest Rate Changes on Czech Household Indebtedness

Abstract:

Diplomová práce se zabývá tématem měnících se úrokových sazeb hypotečních úvěrů a jejich dopadem na velikost zadlužení domácností v českém prostředí. Cílem práce je na základě prognózy úrokových sazeb a disponibilních příjmů domácností pro sledované období (2020-2026) ukázat vliv změn úrokových sazeb hypotečních úvěrů na zadluženost domácností a vyhodnotit jejich dopady do budoucna. V práci byly použity metody deskriptivní analýzy, modelování a komparace modelových situací. Data jsou čerpána z databází ARAD, ČSÚ a Fincentrum hypoindexu. Výzkumem bylo zjištěno, že při zvyšování úrokových sazeb se zejména jednočlenné domácnosti, které úvěr dříve získali za mírnějších podmínek, dostávají do situací, kdy jejich příjmy nestačí na pokrytí splátek. Rodiny s průměrným příjmem většinou se sjednáním hypotéky nemají problém, ale dostávají se do komplikované situace, pokud se jim narodí děti, díky čemuž se sníží jejich disponibilní příjem.

Abstract:

The thesis deals with the topic of changing interest rates on mortgage loans and their impact on the size of household debt in the Czech environment. The aim of this work is based on the forecast of interest rates and disposable income of households for the period (2020-2026) to show the impact of changes in mortgage rates on household indebtedness and evaluate their impact in the future. Methods of descriptive analysis, modeling and comparison of model situations were used in the work. The data are drawn from the ARAD, CZSO and Fincentrum hypoindex databases. The research found that when interest rates rise, especially one-member households, which previously obtained a loan on more lenient terms, find themselves in situations where their income is not enough to cover installments. Average-income families usually have no problem arranging a mortgage, but they find themselves in a complicated situation if they have children, which reduces their disposable income.
