Abstract:

Tato diplomová práce se zabývá problematikou společenství vlastníků bytových jednotek v České republice. Cílem této práce bylo vyhodnotit z deseti zkoumaných společenství nedostatky, které brání efektivnímu chodu. K prokázání těchto nedostatků byla použita metoda dotazníkového šetření, která potvrdila tvrzení, že společníci nechtějí vykonávat pozici předsedy, neúčastní se členských schůzí a celkově se málo angažují v řízení společenství. Příjemné překvapení bylo, že se společníci převážně dokáží domluvit na větších investicích. Dále byla využita Cronbachova alfa na potvrzení spolehlivosti dat, Personův korelační koeficient, který vyjadřuje závislost proměnných a finanční analýza pomocí indexu IN05, která nastínila finanční situaci společenstev. Práce navrhuje možnosti zlepšení chodu společenství, například zaměřit se na informovanost společníků a motivovat je k většímu zapojení do řízení SVJ.

Abstract:

This diploma thesis deals with the issue of housing unit owners in the Czech Republic. The aim of this work was to evaluate the deficiencies that prevent effective operation from ten examined communities. To demonstrate these shortcomings, a questionnaire survey method was identified, which confirmed the allegation that homeowners did not want to be in the position of chairman, members of the meeting did not attend and generally weren´t involved in community management. A pleasant surprise was that the partners are mostly able to agree on larger investments. The Cronbach's alpha on available reliability as well as the Personnel Correlation Coefficient, which identifies dependent variables, and financial analysis using the IN05 index, which outlined the financial situation of communities, were used. The thesis suggests possibilities of better involvement, for example searching focused on information of partners and motivation for greater involvement in the management of SVJ.
