The Protect and Security of Accommodation Unit Owners in a Joint-Owners' Community

Abstract:

Tato diplomová práce se zabývá ochranou a zabezpečením vlastníků bytových jednotek ve společenství vlastníků. Teoretická část uvádí základní terminologii bezpečnosti, vymezuje oblast chráněného zájmu, referenční objekt, organizaci společenství vlastníků, dále objasňuje bezpečnost objektu a bezpečnostní posouzení objektu. Praktická část je rozdělena na tři části. První dvě části jsou obecným manuálem pro orientaci vlastníků jednotek zaměřenou na aspekty možné ochrany a zabezpečení v bytových domech, a dále na úrovni společenství vlastníků. Každá z těchto dvou částí je samostatně analyzována. Třetí část je praktickou ukázkou analýzy rizik zaměřené na bezpečný provoz v modelovém bytovém domě při společenství vlastníků. Cílem práce je tedy souhrn možností zabezpečení v provozu bytového domu obecně, dále aplikace metody analýzy rizik v konkrétním bytovém domě a návrh vnitřní bezpečnostní certifikace domu.

Abstract:

This diploma thesis deals with the protection and security of owners of housing units in the owners' community. The theoretical part introduces the basic security terminology, defines the area of protected interest, the reference object, the organization of the owners' community, further clarifies the security of the object and security assessment of the object. The practical part is divided into three parts. The first two sections are a general manual for guiding unit owners focusing on aspects of possible protection and security in apartment buildings, and at the level of community owners. Each of these two parts is analyzed separately. The third part is a practical example of an analysis aimed at safe operation in a model apartment building with the owners' community. The aim of the thesis is to summarize the possibilities of security in the operation of a residential building in general, to apply the method of risk analysis in a particular apartment house and to design internal security certification of the house.
