Abstract:

Diplomová práce je zaměřena na problematiku úvěrování za účelem bydlení v České republice. V první části práce jsou popsány pojmy související se spotřebitelskými úvěry na bydlení, legislativní vývoj na finančním trhu a možnosti, které hypotéční trh poskytuje. Druhá část práce se zabývá českým hypotéčním trhem ve srovnání s trhy zahraničními a makroekonomickými faktory, ovlivňující hypotéční trh. Nejvýznamnější makroekonomické faktory jsou identifikovány a komentovány s ohledem na jejich povahu a způsob, jakým ovlivňují trh s úvěry na bydlení. Poslední část diplomové práce analyzuje závislost objemu nově poskytnutých hypotéčních úvěrů na makroekonomických faktorech pomocí vícerozměrné regresní analýzy.

Abstract:

The thesis is focused on the issue of housing lending in the Czech republic. The first part of the thesis describes the concepts related to consumer credit housing, legislative developments in the financial market, and the opportunities offered by the mortgage market. The second part deals with the czech mortgage market in comparison to foreign markets and with macroeconomic factors, that affect the mortgage market. The most significant macroeconomic factors are identified and commented with the respect to their features and the way they impact the housing loan market. The final part of the thesis analyzes the dependence of the volume of newly provided mortgage loans on macroeconomic factors through multidimensional regression analysis.
