Abstract:

Tato diplomová práce se zabývá výstavbou obytných vil na Bali v Indonésii. Bali je oblíbenou turistickou destinací, která se stává stále více atraktivní pro investory a rezidenty, kteří si zde chtějí postavit svůj vlastní dům nebo vilu, případně spousta investorů inklinuje k výstavbě těchto nemovitostí s cílem dalšího pronájmu, v rámci kterého budou investoři realizovat zisk z pronájmu objektů. Tato práce se zaměřuje na to, jakými faktory je nutné se při výstavbě obytných vil na Bali zabývat a co je třeba brát v úvahu. Výsledky této práce poskytují ucelený pohled na proces výstavby obytných vil na Bali a ukazují, že je nutné brát v úvahu místní geografické, klimatické a kulturní faktory. Dále se práce zaměřuje na analýzu právního a regulačního rámce výstavby na Bali a ukazuje, že dodržování těchto předpisů je klíčové pro úspěšnou výstavbu. Tato práce má sloužit jako návod pro ty, kteří se chtějí zapojit do výstavby obytných vil na Bali v Indonésii a v závěru hodnotí rentabilitu konkrétního projektu Agape Hideaway, návratnost investice a uvádí jednotlivá doporučení.

Abstract:

This master thesis deals with the construction of residential villas in Bali, Indonesia. Bali is a popular tourist destination that is becoming more and more attractive for investors and residents, who want to build their own house or villas. Many investors aim to build these properties with the goal of a further rental, within which they generate a profit from renting out these properties. This thesis focuses on what factors need to be considered within the construction processes of residential villas in Bali and what else should be taken into account. The results of this thesis will provide a comprehensive view of the process of construction of residential villa in Bali and showcase that it is necessary to fully understand geographical, climatic, and cultural factors. Furthermore, the thesis focuses on the analysis of the legal and regulatory framework of construction in Bali and shows its compliance with these regulations as a key to a successful fulfillment of the construction project. This thesis aims to serve as a business plan guide for those who want to engage in the construction of residential villas in Bali, Indonesia and in its final part evaluates the profitability of a particular Agape Hideaway project, evaluates the return on investment and gives out a certain recommendations.
