Decision-making processes in the real estate market

Abstract:

Tato diplomová práce se věnuje metodám rozhodovacích procesů a metodám investičního rozhodování se zužujícím zaměřením na rozhodovací procesy při výběru a nákupu nemovité věci na trhu rezidenčního bydlení. Tato práce se zaměřuje na rozhodovací procesy kupujících, kteří jsou nuceni zpravidla v ne příliš dlouhé době zvážit, zda realitní transakci za nabízených podmínek zrealizují, či nikoli. Takto široce položená otázka je pak v rámci této práce zúžena na tři klíčová kritéria rozhodovacího procesu, jimiž je ziskovost, rizikovost a pocitové, resp. intuitivní faktory. Cílem této práce je vytvořit jednoduchou metodu rozhodovacího procesu při výběru a nákupu nemovité věci na trhu rezidenčního bydlení, jež bude užitelná standardnímu investoru, jakožto základní nástroj pro rozhodování a ježto bude sto být jednoduše upravena dle limitů a potřeb uživatele. Výsledný návrh uvedené metody rozhodovacího procesu je pak aplikován na konkrétní případ.

Abstract:

This diploma thesis examines decision-making processes and investment decision-making methods with a narrow focus on decision-making processes in the selection and purchase of real estate in the residential housing market. This thesis focuses on the decision-making processes of buyers who are forced to consider, usually in a relatively short period of time, whether or not to complete a real estate transaction under the offered conditions. Such a broad question is then narrowed down in the framework of this thesis into three key criteria of the decision-making process, which are profitability, risk, and emotioal or intuitive factors. The aim of this thesis is to develop a simple decision-making process method in the selection and purchase of real estate in the residential housing market, which will be usable by the standard investor as a basic decision-making tool and can be easily adapted to the user's needs and limits. The final design of such decision-making method is then applied to a specific case.
