The Housing Accessibility of the Young Generation

Abstract:

Diplomová práce se zaměřuje na analýzu dostupnosti bydlení mladé generace v České republice. Získané poznatky slouží k poskytnutí doporučení pro mladou generaci, která jim usnadní orientaci na trhu s bydlením. Ve výsledkové části byla využita sekundární data z oblasti bytového trhu. Z dat vyplynulo, že naše země byla v roce 2023 druhou zemí s nejhorší dostupností bydlení v EU. Největší zadlužení českých domácností se týká zejména bydlení. Klesající počet vydaných stavebních povolení je jeden z důvodů, proč ceny bydlení prudce rostou. Dále bylo pomocí dotazníkového šetření zjištěno, že velké část mladé generace preferuje především vlastní bydlení, přičemž část z nich je již zadlužena. Nejdůležitější faktor, který je ovlivňuje při rozhodování o změně bydlení je cena nemovitosti a bezpečnost lokality.

Abstract:

The master's thesis focuses on analyzing housing affordability for the young generation in the Czech Republic. The insights gained serve to provide recommendations, facilitating their orientation in the housing market. In the results section, secondary data from the housing market was utilized. It emerged that our country ranked second worst in housing affordability in the EU in 2023. The highest household indebtedness pertains primarily to housing. A declining number of building permits contributes to sharply rising housing prices. Furthermore, based on a questionnaire survey, it was found that a significant portion of the young generation prefers owning their own homes, with some already in debt. The most important factor influencing their decision to change housing is the property price and safety of the location.
