Influence of Defects and Failures of Building Constructions on the Market Value

Abstract:

Diplomová práce přináší pohled na současný stav pozemních staveb ve vazbě na vybrané závady stavebně-technického a stavebně-fyzikálního charakteru v různých úhlech pohledu. Upozorňuje na jejich vliv při zjišťování odhadu tržní hodnoty se zaměřením kdy jsou nemovitosti nadhodnocovány či podhodnocovány oproti skutečnému stavu v případě absence ekonomických dopadů vlivu závad a poruch. Záměrem diplomové práce nebylo specifikovat všechny aspekty v oblasti výskytu stavebních závad, ale má za cíl popsat existenci jejich vlivu na proces oceňování majetku a přispět k zvýšení objektivizace oceňovacích faktorů směrem k případné změně eventuelně úpravy stávajících metodik. S problematikou vad a poruch se často setkávám ve své reálné stavební praxi. Proto ve spojení dosažených odborných znalostí a poznatků v oboru stavebnictví a studiem oceňování majetku jsem se pokusil proniknout do propojené stavebně-technické problematiky směrem k vazbě na problematiku oceňování nemovitostí.

Abstract:

The present thesis gives an overview of the current state of land-based structures in relation to the selected defective construction-technical and construction-physical characteristics in different angles of view. It draws attention to their influence in determining an estimate of market value, with a focus where the property overstatement or undervaluation compared with the actual state in the absence of the economic impact of the effect of defects and failures. The aim of the thesis was not to specify all aspects in the occurrence of the defects, but it seeks to describe the existence of their impact on the process of valuation of assets and contribute to an increase in the objectification valuation factors to any change or adaptation of existing methodologies. I often face the problem of defects and disorders in the real construction practice. Therefore, I have tried to investigate the construction-related technical problems with the combined expertise and knowledge in the field of construction and the study of valuation of assets to link the issue of valuation of property.
