THE INFLUENCE OF MONETARY POLICY OF THE CZECH NATIONAL BANK ON RETURN ON INVESTMENT IN REAL ESTATE IN THE CZECH REPUBLIC IN THE PERIOD 2003-2020

Abstract:

Tato práce testuje vliv měnové politiky České národní banky na výnosnost investice do hypotečním úvěrem financované nemovitosti za období 2003–2019. Financovaná nemovitost je reprezentována hypotetickým bytem v Praze s průměrnou cenou za m2. Sledované období je rozděleno do 3 etap. Nejprve práce zkoumá roky 2003–2019, následně 2013–2019 a jako poslední období mezi roky 2003–2019. Vzhledem ke komplexnosti a složitosti daného tématu je nejprve uvedena teoretická část. V ní je čtenář prostřednictvím faktografické rešerše seznámen se základními principy probíraných témat. Dále se práce zaměřuje na porovnání výnosnosti zmíněné investice do nemovitosti s alternativními aktivy. Ty jsou zastoupeny košem akciových titulů v rámci PX Indexu a desetiletými státními dluhopisy České republiky. U propočtu výnosnosti investice do nemovitosti a akcií je využita metoda časového srovnávání. Výnosnost dluhopisů je počítána pomocí složeného úročení. U investice do nemovitosti se předpokládá využití cizích zdrojů ve výši 80 % z ceny nemovitosti. Ukazuje se, že největšího výnosu dosáhli investoři ze srovnávaných aktiv ve sledovaném období investicí do nemovitosti. Praktická část této práce uvádí, že v období mezi lety 2013–2019 dosáhla výnosnost investice do bytu v Praze s využitím cizích zdrojů průměrného zhodnocení 14,05 % p.a. Hlavním cílem praktické části bakalářské práce bylo testování hypotézy, že „uvolněná měnová politika ČNB umožnila realizaci významných výnosů z pákového investování do nemovitostí v ČR v období 2003–2020.“ Vzhledem k chybějícím datům analýza končí rokem 2019. V rámci sledovaného období nebylo možné prokázat pravdivost uvedené hypotézy.

Abstract:

This thesis examines the influence of monetary policy of the Czech National Bank on return on a real-estate investment that’s partially financed by a loan from a bank. As a representative real-estate asset, a hypothetical flat in Prague with an average cost for m2 is chosen. The period of interest is divided into three sub periods. Firstly, this thesis examines the period between years of 2003 till 2019. Next, the sub periods of 2003–2019, 2013–2019 and 2003–2019 are tested as well. Given the apparent complexity of the topic, this thesis first goes through a theoretical part. Within this part, the reader is presented with the explanation of the fundamental principles that are crucial for understanding further practical part. Content of the practical part of this thesis is focused on a comparison of the return on the mentioned real-estate investment with other alternative investments. Those are represented by a basket of shares within PX index and by Czech Republic government bonds with maturity of 10 years. The computation of the returns on investments into the real estate in Czech Republic was performed with the time comparison method. Returns on bonds include compounding interest rate effect. It is assumed that the investment into the real estate was made with the use of a bank loan in the amount of 80 % of the purchase cost of the asset. It is showed that the investment into the real estate yielded the highest return among the presented options. The average annual return of this investment was 14,05 % p.a. during the period of 2013–2019. The main goal of the practical part of this bachelor’s thesis was to examine this hypothesis: „Loose monetary policy of the Czech National Bank facilitated abnormal returns from investments on a margin into real estate in Czech Republic during the period of 2003 till 2020.“ Given the missing data, analysis within this thesis ends by the year of 2019. During the period there wasn’t enough evidence for accepting the hypothesis mentioned above.
