Investing in real estate for the shortest payback period

Abstract:

Diplomová práce měla za cíl zjistit výnosové procento z pronájmu nemovitostí v městských částech Ústí nad Labem za období od 2014 do 2019 a určit nejvhodnější oblast k nákupu nemovitosti za účelem nejkratší doby návratnosti z pronájmu. Cíl byl naplněn využitím informací a dat z cenových map nemovitostí města Ústí nad Labem. Zároveň byla korelací zjištěna statisticky významná závislost mezi velikostí nemovitosti a dobou návratnosti. Následně byla rovněž korelací řešena statistická závislost mezi velikostí bytové jednotky a cenou bytové jednotky za m2. Nejvhodnějším místem k investování do nemovitostí za účelem pronájmu s nejrychlejší dobou návratnosti byla městská část Ústí nad Labem - Neštěmice. V případě volby jiné městské části bylo vhodné investovat do nejmenších bytových jednotek představující rovněž požadovanou krátkou dobu návratnosti. Přidanou hodnotou práce je možnost použití výsledku pro analýzu trhu či jako pomocného materiálu k nákupu nemovitostí. Práce poskytuje informace pro investory, kteří si chtějí zajistit pasivní příjem nákupem nemovitostí.

Abstract:

The aim of the diploma thesis was to find out the revenue percentage from the rental of real estate in the urban areas of Ústí nad Labem for the period from 2014 to 2019 and to determine the most suitable area for the purchase of real estate in order to have the shortest payback period from the rental. The goal was achieved by using information and data from real estate price maps of the city of Ústí nad Labem. At the same time, a statistically significant correlation was found between the size of the property and the payback period. Subsequently, the statistical dependence between the size of the housing unit was also solved by correlation and the price of the housing unit per m2. The most suitable place to invest in rental real estate with the fastest payback period was the Ústí nad Labem - Neštěmice district. In the case of choosing another city district, it was advisable to invest in the smallest housing units also representing the required short payback period. Added value of workit is possible to use the result of the diploma thesis for market analysis or as an auxiliary material for the purchase of real estate. The work provides information for investors who want to secure passive income by purchasing real estate.
