Analysis of mortgages and building savings loans and comparison of their costs

Abstract:

Bakalářská práce se zabývá analýzou úvěrů k financování vlastního bydlení, přesněji hypotečním úvěrem a úvěry ze stavebního spoření. Na začátku jsou tyto produkty charakterizovány a vysvětleny související pojmy. Další část je věnována vybraným makroekonomickým faktorům, které mají vliv na poptávku po úvěrech. Následuje kapitola o aktuální nabídce úvěrů na českém trhu a jejich porovnání. Nejprve je představeno všech 5 stavebních spořitelen s nabídkou, následuje 5 vybraných bank. V další kapitole jsou rozebrány faktory, které by měl žadatel brát v úvahu pro volbu mezi hypotečním úvěrem a úvěrem ze stavebního spoření a následuje modelový příklad s výpočtem a porovnáním. Na závěr je na modelových příkladech ukázáno, jak si nastavit volitelné parametry úvěru, které ovlivňují měsíční splátku.

Abstract:

This bachelor thesis deals with an analysis of mortgage and building savings loans for the purpose of financing an own housing. Firstly, there is an introduction and explanation of these two financial products. Secondly, the next part of the thesis examines selected macroeconomic factors which have an impact on demand for loans. The next part informs about the topical offer and comparison of loans on the Czech market with a focus on five Czech building societies and banks with their offer. In the next chapter there is an analysis of factors that a loan applicant should take into account in order to choose between mortgage and building savings loan. Mentioned factors are not only supported with a concrete example but also with exemplary calculation and comparison. In the final part of this thesis concrete examples demonstrate how to set optional loan parameters which influence monthly installment.
