The Interrelations Between Real Estate and Mortgage Market

Abstract:

Bakalářská práce analyzuje vývoj trhu s nemovitostmi a hypotečního trhu v České republice. K tomu je třeba nejen uvést čtenáře do souvislostí, ale také mu poskytnout přehled o aktuální situaci. Dalším cílem je určit přehled a preference veřejnosti v dané oblasti, pro účely čehož bylo navrženo konkrétní šetření. Práce je rozdělena na dvě hlavní části. Teoretická část je založena na rešerši literatury a následné deskripci a explanaci příslušných poznatků. Kromě vysvětlení stěžejních pojmů potřebných pro správné porozumění problematice je zde také uveden historický vývoj obou trhů a současná situace, v níž se nacházejí. Následná analytická část je věnována kvantitativnímu průzkumu formou dotazníkového šetření, jehož výsledky byly zanalyzovány pro získání celkového přehledu o informovanosti a preferencích veřejnosti. Výsledky uskutečněné analýzy ukázaly, že obecný přehled respondentů o dané problematice je spíše podprůměrný, což může být částečně (avšak ne výhradně) dáno jejich nižším věkovým průměrem.

Abstract:

This Bachelor thesis analyses the development of both real estate market and mortgage market in the Czech Republic. In order to do so, the relevant context needs to be introduced to the reader along with provision of an overview of the current situation. Another aim is to determine the knowledge and preferences of the general public in this field, for the purpose of which a specific survey was designed. The thesis is divided into two main parts. The theoretical part is based on literary research and subsequent description and explanation of the relevant findings. Apart from the elucidation of the key concepts necessary for the correct understanding of the issue, the historical development of both markets is as well as the current situation of them is also presented here. The following analytical part is dedicated to the designed quantitive survey in the form of a questionnaire. Its results have been analysed in order to gain a complex overview of the knowledge and preferences of the public. The results have shown that the general awareness of the respondents regarding this issue is rather below-average, which may partly (not exclusively) be caused by their lower average age.
