Analysis on Development of Commercial Real Estate Prices

Abstract:

Předmětem této práce je analýza vývoje cen komerčních nemovitostí. Hlavní zaměření práce je na Českou republiku s přesahem na vyspělé zahraniční trhy Německa, Velké Británie a Spojených států amerických. Investování do komerčních nemovitostí je disciplínou sui generis mezi jednotlivými třídami aktiv a vyznačuje se mnohými specifiky oproti investicím na kapitálových trzích a také se významně liší od retailových investic do rezidenčních nemovitostí. Primárním cílem práce je v teoretické rovině popsat specifika investičních rozhodnutí v kontextu regulatorního rámce s ohledem na tržní praxi v podmínkách České republiky, která v tomto ohledu došla za posledních 25 let značným rozvojem. V rovině praktické se práce zabývá analýzou yieldů, vlivem inflace, úrokových sazeb a bankovního financování na srovnatelných typech nemovitostí v čase. S ohledem na velikost a důležitost tohoto segmentu investičního trhu a zjevný vliv vývoje cen komerčních nemovitostí na finanční sektor, potažmo reálnou ekonomiku a finanční zdraví úvěrujících institucí se tato práce pokouší vyplnit mezeru v odborné literatuře, neboť zejména v domácí odborné literatuře se dané problematice nikdo uceleně nevěnoval, vyjma specializovaných firem na trhu. Použitými vědeckými metodami v práci jsou analýza, syntéza, deskripce a komparace.

Abstract:

The subject of this thesis is the analysis of the development of commercial real estate prices. The main focus of the thesis is on the Czech Republic with an overlap on the advanced foreign markets of Germany, Great Britain and the United States of America. Investing in commercial real estate is a sui generis discipline between asset classes and features many specifics over capital market investments and is also significantly different from retail investment in residential real estate. The primary objective of the thesis is to describe the specifics of investment decisions in the context of the regulatory framework in terms of market practice in the conditions of the Czech Republic, which in this respect has developed considerably in the last 25 years. At the practical level, the thesis deals with the analysis of yields, influence of inflation, interest rates and bank financing on comparable types of real estate over time. Considering the size and importance of this segment of the investment market and the apparent impact of commercial real estate prices on the financial sector, and thus on the real economy and financial health of lending institutions, this work attempts to fill a gap in professional literature, because in particular in the domestic literature this problematic has not been coherently dealt with, except for reports by specialized companies in the market. The applied scientific methods at work are analysis, synthesis, descriptions and comparisons.
