Rental of real estate in the Czech Republic as a business plan

Abstract:

ANOTACE Tématem práce je pronájem nemovitostí v České republice jako podnikatelský záměr. Cílem práce je poukázat na možnost využití pronájmu nemovitosti k podnikatelským účelům na území ČR. Text je za účelem naplnění stanoveného cíle rozdělen na šest kapitol. První kapitola se zaměřuje na vymezení základních pojmů, které jsou v celém textu používány. Druhá kapitola je věnována právnímu zakotvení nájmu v zákoně č. 89/2012 Sb., občanském zákoníku a právům a povinnostem na straně nájemce i na straně pronajímatele. Třetí kapitola věnuje nákladům, možným rizikům pronájmu nemovitostí jako podnikatelského záměru a konečně také daňovým povinnostem spojeným s touto činností. Čtvrtá kapitola je zaměřena na smlouvu o nájmu bytu či domu. Pátá kapitola se věnuje otázce sociálních, právních, etických a interkulturních aspektů komunikace pronajímatele s nájemci nemovitostí. Šestá kapitola představuje shrnutí poznatků.

Abstract:

ANNOTATION The topic of the thesis is the rental of real estate in the Czech Republic as a business plan. The aim of the paper is to point out the possibility of using the lease of real estate for business purposes in the Czech Republic. The text is divided into five chapters in order to fulfill the set goal. The first chapter focuses on the definition of basic terms that are used throughout the text. The second chapter is devoted to the legal enshrinement of the lease in Act No. 89/2012 Coll., The Civil Code and the rights and obligations on the part of the tenant and the landlord. The third chapter deals with the costs, possible risks of renting real estate as a business plan and finally the tax obligations associated with this activity. The fourth chapter is focused on the lease of an apartment or house. The fifth chapter deals with the issue of social, legal, ethical and intercultural aspects of communication between landlords and tenants. The sixth chapter presents a summary of findings.
