Analysis of Housing Affordability in the Pilsen Region in 2010-2018

Abstract:

Dostupnost bydlení je v České republice v posledních několika letech velmi probíraným tématem. Důvodem jsou rostoucí ceny nemovitostí a zpřísňující se podmínky hypotečních úvěrů, jenž slouží k financování vlastního bydlení. Hlavním cílem bakalářské práce je analýza vývoje dostupnosti bydlení v Plzeňském kraji v letech 2010-2018. Tato analýza se zaměřuje jak na sektor vlastnického bydlení, tak na sektor nájemního bydlení. Analýza je prováděna pomocí dvou indikátorů, které měří poměr cen bytů vůči příjmu a míru nákladů na bydlení. Pomocí indikátorů je analyzován jak standardní byt v Plzeňském kraji o velikosti 66 m2, tak typologické domácnosti, které byly definovány pro účely analýzy. Teoretická část práce se zaměřuje na literární rešerši, která poskytuje pohled na témata ekonomických teorií spojených s bydlením a financování vlastního bydlení. Hypotéza práce nebyla potvrzena ani vyvrácena. Výsledky analýzy se liší v průběhu sledovaného období a také u vlastnického a nájemního bydlení. U vlastnického bydlení je míra zatížení v posledních několika letech rostoucí, zatímco u nájemního bydlení je míra zatížení ve stejném období klesající. U těchto dvou mír zatížení výdaji na bydlení v posledních několika letech dochází ke konvergenci.

Abstract:

Housing affordability is a very discussed topic in the Czech republic in the recent years. The reasons for it are rising prices of the real estate, more challenging requirements of mortgage loans, which are necessary for financing own housing. The main goal of this bachelor thesis is an analysis of housing affordability in the Pilsen region during years 2010-2018. This analysis is focused both on ownership housing and rental housing. The analysis is done by two indicators that measure the rate between the price of the real estate compared to the income and a rate of housing costs. The indicators are used for an analysis of a standard apartment in the region of Pilsen which is 66 m2 large, and typological households, which were defined specifically for the analysis. The theoretical part of this thesis is focused on literary research, which provides complex view on topics such as economical theories connected with housing and financing own housing. The hypothesis of this thesis was neither confirmed or denied. The results differentiate both during the analyzed years and with ownership housing and rental housing. For the ownership housing the rate of housing cost is rising in the last couple of years, while the rental housing rate of housing cost is falling in the same period. With both those rates of housing cost the is a convergency happening in the last couple of years.
