Possibilities of housing financing in the Czech Republic

Abstract:

Předmětem bakalářské práce s názvem „Možnosti financování bytových potřeb v České republice“ je analyzovat finanční produkty, prostřednictvím kterých lze nejlépe financovat bytové potřeby u nás, a následně provést jejich srovnání a formulovat praktická doporučení. V první části je představeno stavební spoření, především úvěry ze stavebního spoření a jejich charakteristické rysy, např. podmínky přidělení úvěru, jeho výše, úročení a mnohé další. Druhá část je zaměřena na hypoteční úvěry. Je zde podrobně uvedeno, jak jsou úročeny, jaké druhy má klient na výběr v České republice, jaké jsou způsoby splácení a podobně. Veškerá teorie v obou částech je podložena praktickými příklady. Práce je zakončena shrnutím výhod a nevýhod obou finančních produktů vhodných k financování bytových potřeb a uvedením praktických doporučení, která by měla klientovi usnadnit rozhodování mezi úvěry ze stavebního spoření a hypotečními úvěry.

Abstract:

The object of submitted thesis „Possibilities of housing financing in the Czech Republic“ is to analyse financial products that can be used to finance housing in our republic, do the comparison of them and phrase practical recommendations. In the first part the building savings is introduced, especially loans of building savings and their typical features for example the requirements for provision of the loan, its amount, interest and so on. The second part is focused on mortgages. It is closely characterised what the way of paying interest is, what types of mortgages client can use in the Czech Republic, what the ways of paying instalments are and a lot of other important things. The thesis is concluded with the summary of advantages and disadvantages of these two financial products suitable for housing financing and with the practical recommendations which should make decision between loans of building savings and mortgages much easier.
