Noise Pollution and Real Estate Prices in Prague: Hedonic Price Method

Abstract:

Nadměrný hluk má výrazný negativní dopad na lidské zdraví. Zahraniční studie, např. Tyrväinen (1997), Baranzini a Ramirez (2005) nebo Andersson a kol. (2009), potvrdily, že hluk má také negativní vliv na cenu nemovitostí. Studie vlivu hluku na ceny nemovitostí v Praze však chybí – hlavním cílem této bakalářské práce je vyplnit tuto mezeru a zaměřit se na analýzu dopadu hlukového znečištění na ceny bytů v Praze.Tato práce využívá metodu hédonické ceny pro analýzu faktorů ovlivňující ceny bytů ve třech pražských městských částech (Smíchov, Žižkov a Holešovice). Jako statisticky významné faktory jsou shledány velikost bytu, velikost terasy a umístění bytu v centrální lokalitě v rámci sledovaného území. Negativní vliv hlukového znečištění na ceny sledovaných bytů byl vyhodnocen jako statisticky významný ve všech třech sledovaných městských částech při hladině významnosti 0,10. Předkládaná práce identifikuje potenciální vysvětlení tohoto závěru a poskytuje základ pro další výzkum v této oblasti.

Abstract:

Excessive noise has a significant negative effect on a person’s health. Research studies, e.g. Tyrväinen (1997), Baranzini & Ramirez (2005) or Andersson et al. (2009), have confirmed that noise has also a negative effect on real estate prices. However, studies analyzing the effect of noise pollution on real estate prices in Prague are missing. The primary aim of this thesis is to fill this gap and offer a holistic analysis of the effects of noise on real estate prices in Prague.The thesis utilizes the hedonic price method to explore factors influencing apartment prices in three districts in Prague: Smichov, Zizkov and Holesovice. It finds that an apartment’s floor area, terrace area and location within the district are statistically significant. The effect of noise pollution on apartment prices is found to be negative and statistically significant at the 10% level in all three districts. The thesis concludes with potential explanations for these conclusions and offers suggestions for future research.
