Abstract:

Diplomová práce si klade za cíl zhodnotit bytovou situaci v hlavní městě Praha. K naplnění tohoto cíle si autor nejdříve charakterizoval obecné pojmy, které se týkají bydlení a bytové politiky. Byla vytvořena analýza nabídky a poptávky stavu rezidenčního trhu v Praze. Práce zachycuje tři základní roviny, na kterých tento problém stojí, a to je stát – obec – domácnost. Situace je srovnávána i se zeměmi Evropského unie. Součástí práce je i analýza různých nástrojů bytové politiky. Praktickou část tvoří tři vybrané nástroje bytové politiky. Jedná se o Pražskou developerskou společnost, družstevní bydlení a mezigenerační hypotéky. Na základě zkoumání těchto tří nástrojů autor doporučuje implementaci pouze některých ze tří zkoumaných.

Abstract:

The diploma thesis is to evaluate the housing situation in the capital city of Prague. In order to achieve this goal, the author first characterized the general concepts related to housing and housing policy. An analysis of the supply and demand situation of the residential market in Prague was created. The work captures the three basic levels on which this problem is based, namely the state - municipality - household. The situation is also compared with European Union countries. The thesis also includes an analysis of various housing policy instruments. The practical part consists of three selected housing policy instruments. These are the Prague Development Corporation, cooperative housing and intergenerational mortgages. Based on the examination of these three instruments, the author recommends the implementation of only some of the three examined.
