Impacts of fiscal policies on real estate market through the lense of the DSGE model with heterogenous households

Abstract:

The aim of the diploma thesis is to describe and determine the impact of fiscal policy on the real estate market of the Czech Republic using a dynamic stochastic model of general equilibrium. In parallel with the main goal, this thesis analyzes and describes the effects of different tax rate settings and other fiscal instruments on household decision-making and economic output. For these purposes, the DSGE model of a small closed economy with a real estate market and heterogeneous households is chosen. The theoretical part presents the findings in the field of fiscal policy in connection with the real estate market. Subsequently, the use model is presented. The practical part discusses the calibration of the chosen model and the implemented simulations of restrictive fiscal policy, structural changes in the economy affecting the Covid-19 pandemics and convergence of ownership and tenancy of European Union countries, as well as quantification of changes related to different tax rates.

Abstract:

Cieľom diplomovej práce je popísanie a určenie vplyvu fiškálnej politiky na trh nehnuteľností Českej republiky pomocou dynamického stochastického modelu všeobecnej rovnováhy. Súbežne práca rozoberá a popisuje vplyvy rôzneho nastavenia daňových sadzieb a ďalších fiškálnych nástrojov na rozhodovanie domácností a výstup ekonomiky. Pre tieto účely je zvolený DSGE model malej uzavretej ekonomiky s trhom nehnuteľností a heterogénnymi domácnosťami. Teoretická časť približuje poznatky v oblasti fiškálnej politiky v súvislosti s trhom nehnuteľností. Následne je predstavený využitý model. Praktická časť rozoberá samotnú kalibráciu zvoleného modelu a realizované simulácie reštriktívnej fiškálnej politiky, štrukturálne zmeny ekonomiky spôsobené vplyvom pandémie Covidu-19 a konvergencie vlastnícko-prenajímateľského pomeru krajín Európskej únie ako aj kvantifikáciu zmien vzhľadom k rôznemu nastaveniu daňových sadzieb.
