Housing Owned or Rented?

Abstract:

Bakalářská práce se zabývá porovnáním vlastního a nájemného bydlení z finančního pohledu. Porovnání je provedeno metodou komparace. V jednotlivých kapitolách a případně podkapitolách jsou popsány výhody, ale také nevýhody jednotlivých způsobů bydlení v ČR. Práce se rovněž zabývá náklady spojenými s oběma způsoby bydlení. Dále je zkoumán vliv vybraných makroekonomických faktorů na ceny nemovitostí a na objemy hypoték v jednotlivých měsících, případně čtvrtletích. Vliv je zkoumaný pomocí regresní analýzy za použití programu Gretl. Vybrané makroekonomické faktory, pomocí kterých je v práci vysvětleno chování trhu, jsou průměrná úroková sazba na hypotečních úvěrech, průměrná míra inflace, průměrná mzda a nakonec průměrná míra nezaměstnanosti.

Abstract:

This bachelor thesis deals with the comparison of own and rental housing from a financial point of view. The comparative method is used. The advantages and disadvantages of the respective ways of living in the Czech Republic are described. The thesis also deals with the costs associated with each type of housing. Furthermore, the influence of selected macroeconomic factors on real estate prices and mortgage amounts in individual months or quarters is examined. Their effects are investigated through regression analysis using the Gretl software. The selected macroeconomic factors, with the help of which the behavior of the market is explained in the thesis, are the average interest rate on mortgage loans, the average inflation rate, the average wage and, finally, the average unemployment rate.
