Real estate valuation and risk assessment for mortgage loans

Abstract:

Bakalářská práce se zabývá oceňováním nemovitostí v bankovnictví a pokouší se řešit problém stanovení podlahové plochy u rodinných domů v případě neumožnění prohlídky nemovitosti ať už z důvodu nákazy virem Covid – 19 či jiného, dále v případě zavádějící či chybně napsané realitní inzerce, sloužící jako podklad pro ocenění v porovnávací metodě. Jako možné řešení se v práci uvádí použití koeficientů, které jsou odvozeny ze zastavěných ploch srovnatelných rodinných domů. Některé z těchto koeficientů jsou pak použity v ocenění nemovitosti jako odhad tržní hodnoty, které je nedílnou a povinnou součástí bakalářské práce.

Abstract:

The bachelor thesis is focused on the real estate valuation in banking industry and tries to address the problem of determining the net floor area of houses in case of inability to inspect the property, either due to Covid – 19 infection or other reasons, or in the case of misleading or misspelled real estate advertising, serving as a basis for valuation in the market method. As a possible solution, the thesis mentions the use of coefficients that are derived from the building areas of comparable detached houses. Some of these coefficients are used in the valuation of real estate as an assessment of market value, which is an integral and mandatory part of the bachelor's thesis.
