Risk Analysis of a Business Plan of the Modern Urban Farm

Abstract:

Cílem práce je posoudit proveditelnost a životaschopnost podnikatelského záměru založení a provozování moderní městské farmy v České republice. Práce obsahuje popis specifik vertikálního farmaření a zemědělského podnikání v tuzemsku. V aplikační části je představen byznys model prostřednictvím nástroje Lean Canvas, je analyzováno externí prostředí pomocí PESTEL analýzy, Porterova modelu pěti sil a je provedena analýza zákazníků včetně odhadu poptávky. Následuje marketingový, provozní a personální plán. Finanční analýza obsahuje plán nákladů a výnosů, plánované účetní výkazy, analýzu poměrových ukazatelů a zhodnocení investice pomocí vnitřního výnosového procenta a doby návratnosti. Dále je jako klíčová část práce sestavena analýza rizik. Pomocí programu @Risk je provedena analýza citlivosti a simulace Monte Carlo hodnotící vliv těchto rizik na vybrané finanční ukazatele. Na závěr jsou stanoveny způsoby ošetření rizik a je uvedeno investiční rozhodnutí.

Abstract:

The aim of this thesis is to assess the feasibility and viability of the business plan of the modern urban farm in the Czech Republic. The thesis contains a description of the specifics of vertical farming and agricultural business in the country. The application part presents the business model using the Lean Canvas, analyses the external environment using PESTEL analysis, Porter's five forces model and analyses the customers, including demand estimation. The following is a marketing, operational and personnel plan. The financial analysis includes a cost-benefit plan, planned financial statements, an analysis of ratios and an evaluation of the investment using an internal rate of return and payback period. Furthermore, a risk analysis is compiled as a key part of the work. Using the @Risk program, a sensitivity analysis and a Monte Carlo simulation evaluating the impact of these risks on selected financial indicators is performed. Finally, the strategies of risk treatment are stated and the investment decision is determined.
