Abstract:

Ocenění zemědělských podniků je značně specifické, a to z důvodu klimatických změn, které nejvíce působí právě na zemědělské odvětví. Cílem práce je ocenění konkrétního podniku – provedení strategické analýzy podniku, finanční analýzy, výběr vhodné oceňovací metody a její aplikace. Pro stanovení hodnoty zemědělského podniku byla vybrána výnosová metoda ocenění, a to konkrétně dvoufázová metoda na bázi FCFE. Ke stanovení alternativních nákladů na kapitál byla použita stavebnicová metoda. Dále je zde provedena komparace výsledků mezi dvěma daty ocenění zemědělského podniku. Kdy z provedeného ocenění je patrné, že hodnota podniků ve fázi stabilizace nemusí jen růst, ale také se může snížit, a to z mnoha důvodu např. hodnota alternativních nákladů na kapitál není ve všech obdobích stejná.

Abstract:

The valuation of agricultural holdings represents a very specific issue, primarily due to climate changes which have the greatest impact on the agricultural sector. The aim of the thesis is to assess the value of a specific company, i.e. to provide the implementation of a strategic analysis of the company, a financial analysis, the selection of a suitable valuation method and its application. To determine the value of the agricultural holding, the yield valuation method was chosen, namely the two-phase method based on FCFE. The build-up model was used to determine the alternative cost of capital. Furthermore, a comparison of two agricultural holdings valuation results at different points in time was made illustrating that the value of holdings in their stabilization phase may not only increase but also decrease for many reasons, such as the different alternative cost of capital in various time periods.
