Supply and demand in the housing market in Brno and the surrounding area

Abstract:

Tato diplomová práce se zaměřuje na analýzu trhu s bydlením v Brně a jeho okolí z pohledu nabídkové a poptávkové strany. Cílem práce je zanalyzovat dostupnost bydlení, identifikovat hlavní bariéry na trhu a posoudit míru nesouladu mezi preferencemi domácností a strukturou nabídky. Výzkum je založen na kombinaci primárních a sekundárních dat. Primární data byla získána prostřednictvím dvou dotazníkových šetření, určených obyvatelům Brna a okolí a realitním kancelářím působícím na sledovaném trhu. Data byla vyhodnocena pomocí deskriptivní statistiky, kontingenčních tabulek, chí-kvadrát testu, vícenásobné lineární regrese, faktorové analýzy a gap analýzy. Výsledky ukazují, že trh s bydlením v Brně vykazuje strukturální i ekonomickou nerovnováhu. Na straně poptávky převažuje preference vlastnického, dlouhodobého a prostorově většího bydlení, zatímco nabídka je více orientována na menší a středně velké bytové jednotky. Hlavními bariérami na straně poptávky jsou vysoké ceny nemovitostí, nedostatek cenově dostupných bytů a obtížný přístup k financování. Nabídková strana zdůrazňuje zejména délku stavebního řízení, nedostatečnou výstavbu a nedostatek vhodných nemovitostí. Práce poukazuje na potřebu komplexního přístupu k bytové politice, který zohlední nejen množství nové výstavby, ale také její strukturu, cenovou dostupnost a reálné potřeby domácností.

Abstract:

This thesis focuses on analyzing the housing market in Brno and its surrounding areas from the perspective of both supply and demand. The aim of the thesis is to analyze housing affordability, identify the main barriers in the market, and assess the degree of mismatch between household preferences and the structure of supply. The research is based on a combination of primary and secondary data. Primary data were collected through two questionnaire surveys targeting residents of Brno and its surroundings and real estate agencies operating in the market under study. The data were analyzed using descriptive statistics, contingency tables, the chi-square test, multiple linear regression, factor analysis, and gap analysis. The results show that the housing market in Brno exhibits both structural and economic imbalances. On the demand side, there is a preference for owner-occupied, long-term, and larger housing, while the supply is more oriented toward small and medium-sized housing units. The main barriers on the demand side are high real estate prices, a shortage of affordable apartments, and difficult access to financing. The supply side highlights, in particular, the length of the building permit process, insufficient construction, and a shortage of suitable properties. The study points to the need for a comprehensive approach to housing policy that takes into account not only the volume of new construction but also its structure, affordability, and the actual needs of households.
