Specifics and Issues of the Current Chinese Real Estate Market Using a Case Study of Country Garden

Abstract:

Bakalářská práce je zaměřena na čínský realitní sektor, především na jeho současné problémy. Stručně je shrnut vývoj sektoru po vytvoření realitního trhu v Číně v 90. letech 20. století až po současný stav. Jsou zde přiblíženy problémy, kterým čínský realitní sektor čelí v důsledku kombinace demografických a finančních a politických tlaků. Po teoretické části, která představila problémy čínský realitního sektoru jako celku, následuje případová studie. Případová studie je zaměřena na společnost Country Garden, která si získala celosvětovou pozornost poté, co v říjnu 2023 nebyla schopna splatit úrokové platby z offshorových dluhopisů. V případové studii je nejdříve představena společnost Country Garden. Následuje formulace tří výzkumných otázek týkajících se vývoje rozmístění projektů developerských projektů, plnění politiky tak zvaných Tří červených linií a srovnání průměrné úrokové míry na půjčky placené Country Garden ve srovnání se státem vlastněnými společnostmi.

Abstract:

This bachelor thesis focuses on the Chinese real estate sector, primarily on its current problems. It briefly summarizes the development of the sector since the creation of the real estate market in China in the 1990s until the present state. The problems faced by the Chinese real estate sector due to a combination of emographic, financial and political pressures are outlined. After the theoretical part of the thesis, which introduced the problems of the Chnese real estate sector as a whole, a case study follows. The case study focuses on Country Garden, which grabbed global attention after defaulting on interest payments on offshore bonds in October 2023. The case study first introduces the Country Garden company. That is followed by the formulation of three research questions concerning the changes in the distribution of the company´s projects, compliance with the policy of the so-called Three Red Lines, and a comparison of the average interest rates on loans paid by Country Garden compared to the selected state-owned enterprises.
