Analysis of the rocket and feather effect of mortgage rates

Abstract:

Předmětem této práce je ověření, zda se hypoteční sazba přizpůsobuje asymetricky tržní úrokové sazbě. Je zkoumána asymetrie přizpůsobení, rozsahu a načasování a směr jejího působení na datech České republiky, Německa, Nového Zélandu, USA a Velké Británie. Vztah sazeb je zachycen modelem korekce chyb. Výsledky dokazují asymetrické přizpůsobování hypoteční sazby, a to směrem nahoru i dolů v závislosti na zkoumaném období a státu. U většiny zkoumaných ekonomik se po finanční krizi v roce 2008 objevila výrazná změna vztahu hypoteční a tržní úrokové sazby. Řady mění směr asymetrie, velikost parametrů nebo ztrácí vzájemnou kointegraci.

Abstract:

The subject of this thesis is to verify whether the mortgage rate adjusts asymmetrically to the market interest rate. The adjustment, amount and timing asymmetry and the direction of its effect are examined on data from the Czech Republic, Germany, New Zealand, the USA, and the United Kingdom. The relationship of rates is described by an error-correction model. The results show an asymmetric adjustment of the mortgage rate, both upwards and downwards, depending on the period and the country of observed data. After the financial crisis in 2008, most of the examined economies showed a significant change in the relationship between the mortgage and market interest rates. Time series change the direction of asymmetry, the size of parameters or lose cointegration relationship.
