Mortgage bonds and mortgage credits

Abstract:

Bydlení patří k nejzákladnějším lidským potřebám. V dnešní době pořízení nemovitosti na bydlení není vůbec levnou záležitostí. Proto je většina obyvatelstva nucena získat prostředky na nákup nemovitosti od hypotečních bank, a to prostřednictvím čerpání různých druhů hypotečních úvěrů. Diplomová práce pojednává o problematice hypotečních zástavních listů a hypotečních úvěrů. Cílem diplomové práce je zjistit, jak se hypotečním bankám zejména v České republice dařilo poskytovat hypoteční úvěry před finanční krizí a jak se banky postavily k poskytování úvěrů v době finanční krize. V teoreticko – metodologické části se zaměřím na charakteristiku finančního trhu, rozdělení bankovních obchodů a jejich definici, na charakteristiku hypotečních úvěrů a hypotečních zástavních listů. V praktické části své práce se budu snažit rozebrat hlavní důvody vzniku hypoteční krize v USA a její dopady v Evropě a zejména v České republice. Na závěr rozeberu vývoj hypotečních úvěrů v České republice před krizí a v průběhu krize.

Abstract:

Housing is a basic human necessity. These days acquiring a place to live is not inexpensive. Therefore, most people are forced to secure financing from mortgage banks in order to purchase real estate by tapping from various types of mortgage lines of credit. This diploma work examines problems related to mortgage bonds and mortgage lines of credit. The work seeks to determine how banks that offer mortgages, particularly those in the Czech Republic, managed to provide mortgage lines of credit before the financial crisis and the approach the banks have taken to providing mortgage lines of credit during the crisis. In the theoretical and methodological part of the work, I focus on the characteristics of the financial market, differentiation of banking transactions and their definitions and characteristics of mortgage lines of credit and mortgage bonds. In the practical part of my work, I will attempt to explain in detail what triggered the mortgage crisis in the United States and its impacts in Europe and the Czech Republic in particular. In conclusion I will analyze the development of mortgage lines of credit in the Czech Republic before and during the crisis.
