Mortgage loan as a source of financing own housing

Abstract:

Tato bakalářská práce analyzuje hypoteční úvěry a srovnává nabízené hypoteční produkty vybraných bank. Teoretická část práce charakterizuje hypoteční úvěry, jejich druhy a pojmy, které s hypotečními úvěry souvisí. Dále v práci hodnotím současnou situaci na hypotečním trhu a na trhu s nemovitostmi. V praktické části se zaměřuji na srovnání hypotečních produktů poskytovaných u vybraných bank. V bakalářské práci pomocí modelového příkladu provádím analýzu hypotečních úvěrů u vybraných bank, s cílem vybrat nejvhodnější variantu financování vlastního bydlení pro mladou rodinu. V závěru práce stanovuji doporučení, na co se soustředit při výběru hypotečního úvěru.

Abstract:

This bachelor thesis analyzes mortgages and compares offered mortgage products by selected banks. The theoretical part of this thesis characterizes mortgages, their types and terms related to mortgages. In the next part I evaluate the current situation in the mortgage market and the property market. The practical part is focused on the comparison of the mortgage products provided at the selected banks. In the bachelor thesis based on the model example I perform the analysis of the mortgages at the selected banks, in order to choose the best option of financing of own housing for young family. In the end of this thesis I provide recommendations on what to look for when choosing the mortgage.
