Analysis of the development of the mortgage market in the Czech Republic

Abstract:

Diplomová práce se zabývá vývojem hypotečního trhu od počátku finanční krize roku 2008 až po současnost, s důrazem kladeným na koronavirovou krizi a její současný dopad na realitní trh. První kapitola se věnuje hlavním makroekonomickým indikátorům jako jsou úrokové sazby, inflace a hrubý domácí produkt, které jsou důležité k pochopení celé problematiky práce. Kapitola 2 obsahuje podrobnou analýzu vývoje na tuzemském hypotečním trhu, jež postupně vede k nejpodstatnější části diplomové práce, a to k vývoji na hypotečním trhu během koronavirové krize. V této kapitole je nejdříve popsán vývoj pandemie na našem území, a to konkrétně tři pandemické vlny. Následně je v kapitole 3 podrobně analyzován hypoteční trh během let 2020, 2021 a první čtvrtletí roku 2022, s důrazem na aktuální dění na hypotečním trhu. Subkapitola 3.3 propojuje vztah hypotečního a realitního trhu, kde lze pozorovat velmi silnou korelaci mezi vývojem ceny nemovitostí a průměrnou výší hypotečního úvěru. Poslední kapitola udává regulatorní rámec na úrovni centrální banky. Popisuje, jakým způsobem pečuje ČNB o stabilitu bankovního sektoru během krize i mimo ni a také pomocí jakých ukazatelů a nástrojů dosahuje svého cíle.

Abstract:

The diploma thesis focuses on the development of the mortgage market from the beginning of the Financial Crisis in 2008 to the present with an emphasis on the Coronavirus Crisis and its current impact on the real estate market. The first chapter deals with the main macroeconomic indicators such as interest rates, inflation and gross domestic product which are important for understanding the whole issue of the thesis. Chapter 2 focuses on the analysis of the development of the domestic mortgage market, which gradually leads to the most important part of the thesis, namely the development of the mortgage market during the Coronavirus Crisis. This chapter first describes the development of a pandemic in the Czech Republic, namely three pandemic waves. Subsequently in the Chapter 3 is analysed the mortgage market in detail during the years 2020, 2021 and the first quarter of 2022 with emphasis on current events. Subchapter 3.3 links the relationship between the mortgage and real estate markets, where a very strong correlation can be observed between the development of real estate prices and the average amount of a mortgage loan. The last chapter sets out the regulatory framework at the central bank level. It describes how the Czech National Bank takes care of the stability of the banking sector during and outside the crisis, and what indicators and tools is used to achieve its goal.
