The impact of economic policies on real estate market through the DSGE model

Abstract:

The subject of this diploma thesis, titled „The Impact of Economic policies on Real estate market through the DSGE model” is to assess and quantify the impact of monetary, fiscal and macroprudential policies on household indebtedness and other macroeconomic variables using a dynamic stochastic general equilibrium model. The selected model was identified using data of the Czech Republic. The first part presents the motivation of this thesis associated with the development and current state of household debt in the Czech republic, followed by an introduction to the tools of selected economic policies. The theoretical part is concluded with a literature review summarizing the findings of DSGE modeling with the housing sector. Subsequently, the selected model and its calibration, estimation, and verification on the chosen economy are presented. The simulation part of the thesis focuses on the depiction and quantification of the impacts of individual scenarios (policies) in the baseline model, as well as using alternative specifications of selected parameters. The results are primarily assessed in the context of changes in household mortgage debt, both in the short- and long-term.

Abstract:

Cieľom diplomovej práce „Dopady hospodářské politiky na trh nemovitostí pohledem DSGE modelu“ je posúdiť a kvantifikovať dopad monetárnej, fiškálnej a makroprudenčnej politiky na zadĺženie domácností a ďalšie makroekonomické premenné pomocou dynamického stochastického modelu všeobecnej rovnováhy. Zvolený model bol identifikovaný na dátach Českej republiky. V prvej časti práce je priblížená samotná motivácia práce súvisiaca s vývojom a aktuálnym stavom zadĺženia českých domácností, následne sú predstavené nástroje vybraných hospodárskych politík. Teoretickú časť uzatvára literárna rešerš zhrňujúca poznatky v oblasti DSGE modelovania s trhom nehnuteľností. Následne je predstavený zvolený model a jeho kalibrácia, estimácia a verifikácia na zvolenej ekonomike. Simulačná časť práce sa venuje opisu a kvantifikácii dopadov jednotlivých scenárov (politík) v základnom modeli, ale aj pri alternatívnej špecifikácii zvolených parametrov. Výsledky sú posudzované primárne v kontexte zmeny hypotekárneho zadĺženia domácností a to z pohľadu krátkeho, ale aj dlhého obdobia.
