Abstract:

Tato diplomová práce se zabývá nemovitostmi jako možností investice s cílem určit, zda je výnosnější přímá nebo nepřímá investice do nemovitostí. Teoretická část definuje nemovitost jako součást finančního trhu. Dále se věnuje základním pojmům ohledně nemovitostí, daňovými povinnostmi investora a elementárním popisem oceňování nemovitostí. V práci jsou také popsány aktuální trendy na trhu nemovitostí v České republice a pro porovnání i v Evropské perspektivě. Nastíněn je i očekávaný vývoj trhu nemovitostí. Praktická část se věnuje modelovým investicím do nemovitostí přímou a nepřímou metodou. Přímou investici simuluje nákup investičních bytů v Praze a/nebo v Ústí nad Labem, nepřímá investice modelována investicí do nemovitostních podílových fondů.

Abstract:

This diploma thesis is about properties as an investment option in order to determine whether direct or indirect investment in real estate is more profitable. It also deals with basic terms related to real estate, tax obligations of the investor and a basic description of real estate valuation. The work also describes the current trends in the real estate market in the Czech Republic and for comparison in the European perspective as well. Expected future development of the real estate market is discussed too. The practical part deals with model investments in real estate by direct and indirect methods. Direct investment simulates the purchase of investment apartments in Prague and/or in Ústí nad Labem, indirect investment is modelled by investment in real estate mutual funds.
