Abstract:

Diplomová práce Specifika financování developerských projektů a poskytování hypotečních úvěrů je rozdělena do 5 kapitol. První kapitola pojednává o teoretickém vymezení developerského a hypotečního financování. Zabývá se trhem s bydlením v České republice, dále základním vymezením jak developerského, tak i hypotečního financování, přes právní aspekty trhu nemovitostí. Druhá kapitola se zabývá analýzou developerského financování a je převážně zaměřena na specifika developerského financování jako je rozdělení financování na financování za účelem prodeje bytových jednotek nebo financování za účelem pronájmu bytových jednotek. Tato kapitola se dále zabývá analýzou dlužníka, specifikami čerpání, zajištěním a i nefinančními aspekty projektu. Třetí kapitola je postavena na komparaci dvou konkrétních reálných developerských projektů vybrané banky. Porovnává zde financování bytové výstavby, kdy první rezidenční nemovitost je určena k následnému prodeji bytových jednotek a druhá rezidenční nemovitost k dlouhodobému pronájmu bytových jednotek. Čtvrtá kapitola se věnuje zamyšlením nad perspektivami budoucího vývoje developerského financování v České republice v souvislosti s finanční krizí v USA. V poslední 5. kapitole práce vyúsťuje v porovnání výhodnosti developera specializovat se na jeden či druhý typ financování a zároveň v posouzení rizikovosti jednotlivých způsobů financování ze strany financující banky.

Abstract:

The thesis Specifies of financing of developing projects and providing of mortgage loans is dividend into 5 chapters. The first chapter deals with the theoretical determination of development and mortgage financing. It engages in the real estate market in the Czech Republic, furthermore in the basic definition both development and mortgage financing, through the legal aspects of the real estate market. The second chapter deals with the analysis of the development financing and it is mainly focused on the specifics of development financing a financing which are the financing for the purpose of the sale of the flats and the financing for the purpose of the lease of the flats. Furthermore this chapter deals with the analyses of the debtor, the specifics of the drawing of the loan, the security for the loan and also non financial aspects of the project. The third chapter is bottomed on the comparison of two concrete development projects of chosen bank. There is compared financing of the residential construction, where the first residential real state is intended for consequential sale of the flats and the second residential real estate is intended for long-term lease. The forth chapter goes in the muse on the perspectives of the future development of the development financing in the Czech republic in connection with the financial crises in the USA. In the last fifth chapter the thesis comes from the comparison of the advantageousness of specialization of the developer for the first or the second type of the financing and here with in the examination of the risk of each way of the financing from the side of the financing bank.
