Analysis of the Czech mortgage market in the light of regulatory measures of the Czech National Bank

Abstract:

Diplomová práce je zaměřena na analýzu českého hypotečního trhu ve světle regulatorních opaření České národní banky. První kapitola se zabývá vývojem na trhu hypoték v roce 2019. Druhá kapitola této diplomové práce dává stručný přehled o vývoji determinantů hypotečního trhu v letech 2014-2018. Třetí kapitola věnována makroobezřetnostní politice České národní banky a vymezení Doporučení k řízení rizik spojených s poskytováním úvěrů zajištěných rezidenční nemovitostí.Poslední kapitola reprezentuje praktickou část této práce, kde je provedena ekonometrická analýza vztahu mezi hypotečním trhem a regulatorními opatření ČNB.

Abstract:

This diploma thesis is focused on the analysis of the Czech mortgage market in the light of regulatory measures of the Czech National Bank. The first chapter gives a brief overview of the mortgage market in 2019. The second chapter is dedicated to the development of mortgage market determinants in 2014-2018. The third chapter presents the macroprudential policy of the Czech National Bank and defines the Recommendation on the management of risks associated with the provision of retail loans secured by residential property. The last chapter represents the practical part of this thesis, where the relations between the mortgage market and the regulatory measures are analyzed.
