Situation on the residential real estate in Prague

Abstract:

Diplomová práce se zabývá analýzou trhu s bytovými nemovitostmi v Praze. Na základě statistických metod pomocí vybraných relevantních ukazatelů práce analyzuje vývoj situace na trhu v letech 2006–2022. Součástí řešení je vytvoření prognózy budoucího vývoje vybraných ukazatelů a porovnání situace na trhu v Praze s jinými městy ČR a zahraničím. Vlastní práce hodnotí vývoj indexů cen nemovitostí v Praze ve čtvrtletních datech v letech 2006 až 2022 a následnou predikci. Dále je sestaven ekonometrický model, který vysvětluje stěžejními faktory jako je počet dokončených bytů v Praze, RPSN – hypotéky, průměrná hrubá mzda v Praze, celkový přírůstek obyvatel v Praze, míra inflace a index cen bytů v Praze ve čtvrtletních datech od roku 2006 do třetího čtvrtletí roku 2022. Práce se také zabývá analýzou nově dokončených bytů a jejich velikostí podle počtu pokojů v Praze v letech 2006-2021. Následuje porovnání cen bytů za m2 s cenami nájmů za m2 a s hrubou mzdou v Praze. Pozornost je věnována situaci na hypotečním trhu a porovnání cenového vývoje nemovitostí v Praze s Brnem, Bratislavou, Varšavou, Vídní, Mnichovem a Hamburkem ve vztahu k průměrným hrubým mzdám ve státech, kde se města nachází. Následuje porovnání bydlení v nájmu s bydlením ve vlastním ve vybraných evropských státech.

Abstract:

The diploma thesis deals with the analysis of the residential real estate market in Prague. The thesis analyses the development of the market situation in the years 2006-2022, based on statistical methods and using selected relevant indicators. The thesis evaluates the development of real estate price indices in Prague in quarterly data from 2006 to 2022 and the subsequent forecast. Furthermore, an econometric model is constructed to explain key factors such as the number of completed apartments in Prague, APR - mortgages, average gross wage in Prague, total population growth in Prague and inflation rate, and the Prague house price index in quarterly data from 2006 to the third quarter of 2022. The paper also analyses newly completed apartments and their sizes by number of rooms in Prague from 2006-2021, followed by a comparison of apartment prices per m2 with rental prices per m2 and gross wages in Prague. Attention is paid to the situation on the mortgage market and a comparison of property price developments in Prague with Brno, Bratislava, Warsaw, Hamburg and Munich in relation to average gross wages in the countries where the cities are located. This is followed by a comparison of renting housing with owning housing in selected European countries.
