Development of the real estate market in the Czech Republic in 2008-2023

Anotácia:

Cílem bakalářské práce je srovnání trhu s nemovitostmi v letech 2008-2023 v České republice. Konkrétně se práce bude věnovat Moravskoslezskému kraji. V teoretické části bude popsán stručný vývoj realitního trhu, včetně základní charakteristiky a terminologie. Dále budou popsány faktory, které ovlivňují trh s nemovitostmi a dopady na poskytnutí úvěru na financování nemovitosti. V praktické části bude provedeno porovnání situací na realitním trhu během let 2008-2023. Důraz bude kladen na roky, které byly ovlivněny krizemi. Dále bude analyzován vývoj jednotlivých faktorů, které ovlivňují ceny nemovitostí. Součástí praktické části bude dotazníkové šetření zaměřené na bytovou otázku mladých lidí, včetně způsobu řešení financování, a to jak vlastními, tak i cizími zdroji.

Abstract:

The aim of the bachelor thesis is to compare the real estate market in the years 2008-2023 in the Czech Republic. Specifically, the thesis will focus on the Moravian-Silesian region. The theoretical part will describe a brief development of the real estate market, including basic characteristics and terminology. Furthermore, the factors that influence the real estate market and the implications for the granting of loans for real estate financing will be described. In the practical part, a comparison of the real estate market situation during the years 2008-2023 will be made. Emphasis will be placed on the years that were affected by the crises. Furthermore, the development of individual factors that influence real estate prices will be analysed. The practical part will include a questionnaire survey focused on the housing issue of young people, including the way of financing solutions, both own and foreign sources.
