Abstract:

Předmětem této diplomové práce na téma „Facility management jako nástroj efektivního řízení ve vybrané společnosti“ je zjistit, do jaké míry je ve vybrané společnosti prováděn management podpůrných procesů, navrhnout opatření, která by měla efektivitu managementu zlepšit a následně zhodnotit provozně technickou náročnost implementace těchto opatření. V teoretické části jsou shrnuty poznatky z prostudované literatury, jsou definovány životní cykly majetku a facility management jako takový a dále pak jednotlivé podpůrné procesy. V metodice k praktické části jsou uvedeny metody, které byly při zpracování této práce použity, a to konkrétně metoda sběru dat, řízeného rozhovoru a metoda pozorování, kdy byly jednotlivé podpůrné procesy v organizaci pozorovány. Při zpracování této práce, bylo zjištěno, že jsou tři oblasti managementu, které by bylo možné zlepšit a to konkrétně používání specializovaného facility management softwaru, pořízení Building Information Modeling projektu a centralizace informací. Všechny tyto tři možnosti včetně analýzy podpůrných procesů jsou uvedeny v praktické části práce. Na konci praktické části je také zhodnocení, jak náročné by bylo z provozně technického hlediska zavedení jednotlivých návrhových opatření a ekonomické posouzení návratnosti případné investice do těchto opatření.

Abstract:

The subject of this diploma thesis on the topic "Facility management as a tool for effective management in selected company" is aimed to determine the extent of which the selected company perform management support processes and to propose measures that should increase the effectiveness of management as well as to improve and assess the operational and technical difficulties of these measures when implemented. The theoretical part summarizes knowledge gain from the literature, defining lifecycles properties and facility management as such, and also each of support processes. The methodology for the practical part presents what methods were used in this work, namely the method of data collection, guided interview and observation method where each supporting processes were observed. During this work, it was found that there are three areas of management, which could be improved, especifically the use of specialized facilities management software, the acquisition of Building Information Modeling project and centralization of information. All three of these areas, including the analysis of supporting processes are presented in the practical part. At the end of the final part is also the evaluation of how difficult it would be from a technical point of view to introduce these forms of measuring and also the economic rentability of the whole project.
