Analysis of the financial affordability of owner-occupied housing and rental housing in Liberec between 2013–2020

Abstract:

Bakalářská práce se zabývá zhodnocením finanční dostupnosti vlastnického a nájemního bydlení, kde konkrétně jsou zkoumány byty v Liberci za období 2013–2020. K této analýze jsou použity čtyři indikátory: price-to-income, housing expenditures-to-income, rent-to-income a price-to-rent. V teoretické části jsou uvedeny základní charakteristiky trhu bydlení, přístupy k finanční dostupnosti bydlení a výsledky odborných studií na téma finanční dostupnost bydlení. V praktické části jsou sestaveny reprezentativní modelové domácnosti, ke kterým jsou přiřazeny poptávané velikosti bytů dle počtu členů domácnosti. Následuje samotná analýza finanční dostupnosti bydlení pro tyto domácnosti. Výsledkem analýzy je, že finanční dostupnost vlastnického bydlení ve zkoumaném období klesá, zatímco finanční dostupnost nájemního bydlení je relativně konstantní. Součástí cíle bakalářské práce je testování hypotézy ve znění: „Nájemní bydlení je finančně dostupnější než vlastnické bydlení.“ Tato hypotéza je vyvrácena, jelikož v Liberci mezi lety 2013–2020 bylo vlastnické bydlení pro všechny modelové domácnosti finančně dostupnější než nájemní bydlení.

Abstract:

The focus of this bachelor thesis is evaluating the financial affordability of owner-occupied and rental housing of flats in Liberec between 2013–2020. For the purpose of this analysis four indicators have been selected: the price-to-income, housing expenditures-to-income, rent-to-income and price-to-rent indicators. The theoretical part of this thesis introduces basic concepts of the housing market, approaches towards housing affordability and results of other studies regarding the financial affordability of housing. In the practical part of this theses representative model households are created, and to each of these a flat is assigned based on the size of the household. For these model households an analysis of the financial affordability of housing is conducted, the result of which is, that owner-occupied housing is becoming less financially affordable in the examined period, whilst the financial affordability of rental housing is relatively unchanged. A part of this thesis was to test the hypothesis: “Rental housing is more financially affordable than owner-occupied housing.” This hypothesis is disproven, because in Liberec between 2013–2020 owner-occupied housing is more financially affordable than rental housing for all model households.
