Application of the Income Approach in the Economic Crisis.

Abstract:

Diplomová práce je rozdělena do šesti hlavních částí. První čtyři části jsou teoretické seznamují čtenáře s hlavními příčinami vzniku současné ekonomické krize, stručně vysvětlují proč vůbec majetek oceňujeme, popisují základní pojmy v oceňování a tři mezinárodně uznávané metody oceňování. Další dvě části se zabývají metodou výnosovou, jsou zde rozebrány jednotlivé složky výpočtu této metody a je provedena analýza, jak se tyto jednotlivé složky výpočtu v důsledku ekonomické krize změnily a jaký to má dopad na výnosovou hodnotu nemovitosti i na její cenu obvyklou. V závěrečné části jsou provedeny dvě praktické ukázky ocenění. Jde o vlastní ocenění jedné shodné nemovitosti v období před krizí a během ekonomické krize a je na nich názorně ukázáno, jak ekonomická krize změnila výnosovou hodnotu této nemovitosti. V závěru jsou zhodnoceny konkrétní výsledky získané z praktických ukázek a je popsán minulý i budoucí vývoj trhu s nemovitostmi v regionu Domažlic.

Abstract:

The diploma thesis is divided into six main parts. First four parts are theoretical and they make the reader familiar with the main causes of development of the present economic crisis, briefly explain the reasons of evaluating the property, and they describe the basic terms in evaluations and three internationally recognized methods of evaluating. Other two parts deal with the income approach. They analyze in detail individual components of calculation of this method as well as how the individual components have changed due to the economic crisis and what are the impacts to the income approach of a real estate and its usual price. The final part contains two practical demonstrations of evaluation. It is the actual evaluation of a real estate before the crisis and during the crisis, and they clearly show how the economic crisis changed the income value of the respective real estate. In conclusion I assessed a concrete results obtained from practical demonstrations, and described the past and future development of the real estate market in the region of Domažlice.
