Trh s nemovitostmi v ČR a jeho vazba na vybrané makroekonomické ukazatele

Abstract:

Práce se zabývá možností existence závislého vztahu mezi cenami nemovitostí na Českém nemovitostním trhu a 9 vybranými makroekonomickými ukazateli. Pro tento účel byla v práci zpracována veřejně dostupná data z ČSÚ, o 9 vybraných ukazatelích, vyjádřených v ročních úhrnech, které jsou považovány v rámci výzkumu za vysvětlující proměnné. Dále pak byla zvolena vhodná časová řada, která reprezentuje vysvětlovanou proměnou, tedy ceny nemovitostí. Za tímto účelem byly vybrány roční údaje o nabídkových cenách bytů, vyjádřených formou bazických indexů (kde 2010 = 100). Data byla sjednocena, analyzována a podrobena několika regresním analýzám prostřednictvím programu MS Excel, následně došlo k jejich očištění a byla provedena druhá série těchto analýz. Z výsledků práce vyplynulo, že nejvýznamněji ovlivňuje vývoj cen nemovitostí vývoj hrubých mezd, Nominální HDP a HDP na jednoho obyvatele. Zároveň existuje významné podezření, že by se na cenotvorbě mohli částečně podílet i obecná míra nezaměstnanosti, podíl nezaměstnaných a reálný HDP. U těchto proměnných byly výsledky analýz nejednoznačné, proto je třeba je v budoucnu podrobit dalšímu výzkumu. Stav devizových rezerv, státního dluhu a míra inflace naopak pravděpodobně ceny neovlivňují vůbec, nebo se to alespoň nepodařilo v rámci výzkumu prokázat. Hlavními limitacemi výzkumu se zdají být položky jako je malé množství vstupních dat, jejich nedokonalé očištění, nerozlišení různých typů nemovitostí či zkušenosti analytika.

Abstract:

This paper deals with the possibility of a dependent relationship between real estate prices on the Czech real estate market and 9 selected macroeconomic indicators. For this purpose, the thesis processed publicly available data from the Czech Statistical Office for 9 selected indicators, expressed in annual totals, which are considered as explanatory variables in the research. Furthermore, a suitable time series was chosen to represent the explained variable, i.e., real estate prices. For this purpose, annual data on housing supply prices, expressed in the form of base indices (where 2010 = 100), were selected. The data was aggregated, analysed, and subjected to several regression analyses using MS Excel, followed by a second round of these analyses. The results showed that the most significant influences on the evolution of real estate prices are the evolution of gross wages, Nominal GDP, and GDP per capita. At the same time, there is a significant suspicion that the general unemployment rate, the ratio of unemployed, and real GDP could also be partly involved in price formation. For these variables, the results of the analyses were inconclusive and therefore need to be subjected to further research in the future. On the other hand, the stock of foreign exchange reserves, government debt and the inflation rate probably do not affect prices at all, or at least it could not be demonstrated in the research. The main limitations of the research seem to be items such as the small amount of input data, its imperfect adjustment, the failure to distinguish between different types of properties or the experience of the analyst.
