Comparison of the development of factors affecting housing availability in Prague compared to the rest of the Czech Republic in 2011-2021

Abstract:

Cílem této diplomové práce je komparace faktorů, které ovlivňují způsob, jakým se vyvíjí rozdíly v dostupnosti bydlení mezi situací v Praze a ostatními regiony České republiky, a to v rámci vlastnického i nájemního bydlení. Z provedeného výzkumu vyplývá, že významný vliv na regionální rozdíly v dostupnosti bydlení mají průměrné příjmy domácností (stanovovaných mimo jiné regionální ekonomickou výkonností a výší průměrných mezd), regulatorních bariér výstavby a tržní koncentrací ve stavebním odvětví. Na druhou stranu byl zjištěn ve sledovaném období nízký či žádný vliv demografické struktury obyvatelstva a možností financování bydlení. Zásadní úlohou této práce je taktéž porovnání vývoje dostupnosti bydlení v Praze oproti ostatním krajům České republiky v čase. Za sledované období došlo v rámci dostupnosti vlastnického bydlení v bytech umístěných v bytových domech k mírné konvergenci úrovní dostupnosti bydlení v Praze a ostatních krajů ČR. Součástí práce je taktéž dotazníkové šetření zaměřující se na subjektivní názory respondentů na situaci týkající se dostupnosti bydlení.

Abstract:

This diploma thesis aims to compare the factors that influence how differences in housing availability develop between the situation in Prague and other regions of the Czech Republic within the framework of owner-occupied and rented housing. The research shows that average household incomes (determined, among other things, by regional economic performance and the by average wages), regulatory barriers to construction, and market concentration in the construction industry significantly influence regional differences in the availability of housing. On the other hand, little or no influence on the demographic structure of the population and housing financing options was found in the monitored period. The essential task of this work is also to analyze the development of housing availability in Prague compared to other regions of the Czech Republic over time. During the monitored period, within the availability of owner-occupied housing in apartment buildings, there was a slight convergence of housing availability levels in Prague and other regions of the Czech Republic. The work also includes a questionnaire survey focusing on the subjective opinions of respondents on the situation regarding housing affordability.
