Gentrification: The Case of Praha Holesovice?

Abstract:

Předmětem zkoumání této práce je proces gentrifikace v městské části Praha 7, přesněji v Holešovicích. Gentrifikace náleží do širšího souboru procesů spojených s revitalizací vnitřních částí měst. Protože urbanizační procesy jsou úzce spojeny s procesy sociálními, nedotýká se jejich zkoumání jen prostorových změn, ale také změn sociálních, které s nimi souvisejí. V diskusi na toto téma je uplatňováno široké spektrum pohledů a jsou zkoumány různé formy gentrifikace, které s sebou přinášejí i různé důsledky. Základní otázkou tedy je, zda v Praze – Holešovicích gentrifikace probíhá a jaké gentrifikační trendy lze v tomto případě pozorovat. Protože území městské části Praha – Holešovice je poměrně velké a gentrifikace probíhá spíše v menších geograficky omezených lokalitách, výzkum se omezuje pouze na část Prahy – Holešovic. Jako indikátory kvalitativních sociálně-strukturálních změn jsou zvoleny především fyzická obnova lokality, záměry a činnost developerů a vývoj kvality služeb a vývoj cen nemovitostí.

Abstract:

The topic of this paper is a gentrification process in Prague 7, more precisely in Holešovice. Gentrification belongs to the larger family of processes related to revitalization of inner cities. Because urban processes are closely interconnected with social processes, their study does not consist solely of the study of spatial changes but also of the study of social changes which are related to them. There is a wide range of approaches applied to the study of various forms of gentrification. The essential question of this paper is whether in Prague – Holešovice gentrification takes place or not and which gentrification forms can be identified. Because the area of Prague – Holešovice is quite large, this research is limited to the certain part of Prague – Holešovice. Following indicators of the socioeconomic changes have been chosen: physical renewal of the area, aims and activities of developers, trends in the quality of the services provided in the area and real estate market trends.
