How are prices of real estates influenced by mortgage rates?

The subject of this thesis is to find out, how mortgage rates influence prices of real estates. The analysis is performed on the data from Austria and Greece using a vector error correction model whose estimations are then compared with the estimations of a linear regression model. Abstract:
Predmetom tejto práce je zistiť, ako ovplyvňuje úroková sadzba hypoték cenu nehnuteľností. Analýza je vykonaná na dátach Rakúska a Grécka použitím vektorového modelu korekcie chýb, ktorého odhady sú následne porovnané s odhadmi lineárneho regresného modelu. Výsledky oboch modelov dokazujú negatívny vzťah úrokovej sadzby hypoték a indexu ceny nehnuteľností, ako v dlhom, tak aj v krátkom období. V krátkom …more
