PropTech Integrace: Analýza zahrnutí IoT v moderních komerčních nemovitostech

Abstract:

S nástupem klesajících nákladů na výrobu a nasazení senzorických zařízení, jakož i s vzrůstajícím důrazem na kvalitu pracovního prostředí, ve kterém většina pracující populace tráví převážnou část své kariéry, mají IoT platformy a inteligentní nemovitosti šanci stát se populárním výrazem. Tato práce zkoumá různé perspektivy z realitního prostředí střední Evropy, včetně úspešných a rostoucích společností poskytujících technologie, poradců v oblasti certifikace a energetiky, manažerů korporátních nájemců a také z pohladu developerů, s cílem zjistit kde je hodnota nabízených rešení a konceptů. Které funkce vytvářejí největší přidanou hodnotu? Jaké faktory určují zvolenou platformu? Jaké jsou skutečné potřeby nájemců? Ucelený pohled poskytne řada rozhovorů, mapování prostředí i finanční analýza.

Abstract:

With the onset of decreasing costs within the manufacturing and deployment of sensorics devices, as well as with shifting focus towards the quality of workspace and internal environment, in which majority of working population spends predominant portion of their career, IoT platforms and smart real estate have effectively become a buzzword. This thesis examines multiple perspectives from the CEE real estate environment, including successful and growing technology provider companies, energy and certification consultants, corporate tenants office managers as well as point of view of developers, in order to determine, where is the value in the offered solutions and concepts. Which features create the most additional value? What factors determine the chosen platform? What are the real needs of selected tenants? Do developers believe in the technology? Throughout the report, numerous interviews, environment mapping as well as financial analysis will provide a coherent picture.
