Lease of spaces intended for residential purposes

Abstract:

Tato diplomová práce se zabývá nájmem prostor určených k bydlení. V první části obecně pojmem nájem a jeho historií, jak se vyvíjela právní úprava. Druhá část práce bude zaměřena na nájem bytu, a to přímo na vznik nájmu bytu. Ve třetí , hlavní, části závěrečné práce se budu věnovat právům a povinnostem smluvních stran. Poslední část práce je zaměřena na zánik nájmu. Cílem práce je analýza platné právní úpravy nájmu , vznik nájmu, práva mezi nájemcem a pronajímatelem a způsoby skončení nájmu. V závěrečné práci budu také řešit problémy, které mohou vzniknout při porušení některé z povinností nájemce a budu se jimi podrobněji zabývat.

Abstract:

This diploma thesis deals with the lease of living space. In the first part, the concept of rent in general and its history, as the legislation developed. The second part of the thesis will focus on renting an apartment, directly on the origin of renting an apartment. In the third, main part of the final work I will focus on the rights and obligations of the parties. The last part of the thesis is focused on the termination of the lease.The purpose of the thesis is the analysis of the valid legal regulation of the lease, the origin of the lease, the rights between the tenant and the landlord and the methods of termination of the lease. In the final thesis I will also solve problems that may arise in case of breach of any of the tenant's obligations and I will deal with them in more detail.
