Comparison of mortgage loans and loans from building savings in the Czech Republic

Abstract:

Bakalářská práce je zaměřena na porovnání nabídky hypotečních úvěrů a úvěrů ze stavebního spoření v ČR. V teoretické části jsou pomocí odborných literárních a webových zdrojů charakterizovány základní pojmy obou produktů – hypotečních úvěrů a úvěrů ze stavebního spoření, legislativa a historický vývoj. Následně je bakalářská práce zaměřena na analýzu efektivnosti produktů nabízených bank na českém trhu. Cílem ,,Porovnání nabídky hypotečních úvěrů a úvěru ze stavebního spoření v ČR“ je popsat výhody a nevýhody financování bydlení prostřednictvím hypotečních úvěrů a úvěrových produktů ze stavebního spoření, které jsou v ČR nabízeny, za účelem zajištění financování bydlení a poté provést analýzu výsledků vybraných bank. V praktické části bakalářské práce nalezneme modelové příklady u tří domácností, ve kterých je proveden rozbor jejich finančních toků a na základě těchto informací stanovena analýza s následným doporučením a odůvodněním na nejvýhodnější možnosti financování vlastního bydlení, a tak i finančně snadnějším cílům do budoucna.

Abstract:

The bachelor's thesis focuses on comparing mortgage loans and building savings loans in the Czech Republic. The theoretical part characterizes the basic concepts of both products – mortgage loans and building savings - using professional literature and online sources, including legislation and historical development. Subsequently, the bachelor's thesis analyzes the effectiveness of products offered by banks in the Czech market.The aim of "Comparison of Mortgage Loan and Building Savings Loan Offers in the Czech Republic," is to describe the advantages and disadvantages of housing finance through mortgage and building society loan products available in the Czech Republic, with the purpose of securing housing financing. It then proceeds to analyze the results of selected banks. In the practical part of the bachelor thesis we find model examples for three households, in which their financial flows are analysed and on the basis of this information an analysis is determined with subsequent recommendations and justifications on the most advantageous options for financing their own housingn, there by facilitating future financial goals.
