Abstract:

Tato práce řeší problematiku správy a údržby budov. V první části jsem se zaměřila na popis životního cyklu stavby a na délku životnosti jednotlivých konstrukcí. Poté jsem poukázala na důležitost technické správy a údržby z pohledu bezpečnosti a prodloužení životnosti stavby jako celku. V další části jsem se pokusila zmapovat klíčové oblasti, které je nutné při správně zvoleném systému údržby sledovat a popsala jsem některé možné přístupy k provádění údržby a pomocí jednoduchého vývojového diagramu popsala proces údržby. Na základě popsaných faktů jsem došla k závěru, že vhodně zvolený systém pro správu budovy je velmi důležitý, jak pro uživatele dané stavby, tak pro jejího majitele či provozovatele. Zatímco pro obyvatele je hlavním kritériem bezpečnost, spolehlivost a bezproblémové podmínky pro užívání, z pohledu majitele je přidaná hodnota především v prodloužení životnosti a úspoře provozních nákladů. Aplikační část této práce pak spočívá ve vytvoření jednoduchého programu zpracovaného v aplikaci MS Excel, který by měl majiteli nebo správci ulehčit správu a údržbu nemovitosti. Jako vstupní hodnoty pro tvorbu programu byly použity především normové požadavky a další informace zjištěné zmapováním oblastí zabývající se danou problematikou. Hlavním přínosem této práce je pak samotný program, který by měl budoucímu uživateli pomoci se správnou jeho nemovitosti a umožnil shromáždit, zpřehlednit a uspořádat veškerá data a informace tak, aby mohla být v případě potřeby kdykoliv dohledatelná.

Abstract:

This thesis deals with an issue of a building management and maintenance. The first part is focused on the description of a building life cycle and a lifespan of particular structures. Then it was pointed to an importance of a technical management and maintenance from the point of the view of the safety and an extension of a lifespan of a construction as a whole. There were mapped key fields in the next part. These key parts are necessary to be monitored within a correctly chosen maintenance system. Then some possible approaches of the maintenance carrying out were described and using a simple flow chart the maintenance process was described, too. On the basis of the described facts the conclusion, that the properly chosen system of the building management is very important for users as well as for a building owner or keeper, was made. Safety, reliability and problem-free using conditions are the main criteria for inhabitants whereas for the owner it is mainly an extended lifespan and savings of operating costs. An application part of this thesis consists in the formation of a simple program made in MS Excel that should an owner or a keeper facilitate the building management and maintenance. Requirements of standards and other information found out in an examination of the issue have been used for the creation of the program. The main benefit of the thesis is the program itself. It should help an owner with the building management and maintenance and make possible to gather, make transparent and arrange all data and information to van be findable in case of need.
