The relationship between bussiness cycle and housing sector in the Czech Republic

Abstract:

The aim of this bachelor's thesis is to identify the relationship between the economic cycle and the real estate market in the context of economic theory and empirical data. The research is based on the analysis of twenty-four time series that represent the real estate market. The first part of the thesis focuses on the scholarly literature and the description of mathematical-statistical methods. In the second part, the data used, and their transformations are presented and described in detail. The analytical part of the thesis provides an overview of the results achieved, which are compared with reality in the discussion section. The conclusion of the thesis summarizes the main findings.

Abstract:

Cieľom tejto bakalárskej práce je identifikovať vzťah medzi hospodárskym cyklom a trhom nehnuteľností v kontexte ekonomickej teórie a empirických dát. Výskum je založený na analýze dvadsiatich štyroch časových radov, ktoré reprezentujú trh nehnuteľností. Prvá časť práce je zameraná na odbornú literatúru a popis matematicko-štatistických metód. V druhej časti sú predstavené a detailne opísané použité dáta a ich transformácie. Analytická časť práce poskytuje prehľad dosiahnutých výsledkov, ktoré sú v diskusnej časti porovnané s realitou. Záver práce sumarizuje hlavné zistenia.
