Setting up the initial value and technical value of the buildings for the prupose of financial companies

Abstract:

The bachelor thesis analyzes and systematizes the knowledge about establishing the baseline value and the technical value of the buildings for the needs of the financial companies. The thesis is divided into three chapters, each of which contains sub-chapters. The first chapter is theoretical and we are focusing in it onto institutions. Baseline calculations and the technical values are discussed in the second chapter. The third chapter is discussing the main reasons for the insurance companies and banks to real estate valuation. We put great emphasis on insurance, where the baseline is of considerable importance.

Abstract:

Bakalárska práca analyzuje a systematizuje poznatky o stanovení východiskovej hodnoty a technickej hodnoty stavieb pre potreby finančných spoločností. Bakalárska práca je rozdelená do troch kapitol, z ktorých každá obsahuje podkapitoly. Prvá kapitola je teoretická a zaoberáme sa v nej základnými pojmami v odbore znalectva, majetkom a finančnými inštitúciami. Výpočtom východiskovej a technickej hodnoty sa venujeme v druhej kapitole. V tretej kapitole rozoberáme hlavné dôvody poisťovní a bánk na oceňovanie nehnuteľnosti. Veľký dôraz kladieme na poisťovne, kde má východisková hodnota značný význam.
