Real estate bubble in the EU with a focus on the Czech Republic

Abstract:

Diplomová práce se zaměřuje na přítomnost a intenzitu cenových bublin na nemovitostním trhu v EU se zaměřením na ČR. Tato problematika je zkoumána prostřednictvím analýzy nejrelevantnějších fundamentálních faktorů. Především pak z pohledu vývoje úrokových sazeb, HDP, nezaměstnanosti a poměrových ukazatelů. Speciální kapitola je věnována dopadům implementace směrnice Evropského parlamentu a Rady 2010/31/EU o energetické náročnosti budov na realizační náklady novostaveb, což je nejhlouběji rozebraný fundamentální faktor a zároveň je jeho analýza geograficky zúžena pouze na český nemovitostního trh.

Abstract:

The diploma thesis focuses on the presence and intensity of price bubbles on the real estate market in the EU with a focus on the Czech Republic. This issue is examined through the analysis of the most relevant fundamental factors. Especially in terms of the development of interest rates, GDP, unemployment and ratios. A special chapter is devoted to the effects of the implementation of Directive 2010/31 / EU of the European Parliament and of the Council on the energy performance of buildings on the implementation costs of new buildings, which is the most in-depth fundamental factor and its analysis is geographically limited to the Czech real estate market.
